The current interest rate environment is forcing buyers and sellers to be more creative. Our Step Up program allows for a reduced initial interest rate for the first 12 or 24 months. There is a cost to the program, payable in a few different ways, that we will detail to qualified buyers and sellers.

 

This is a tremendous way to help buyers obtain a house at an initial lower payment, allowing them to see where interest rates go over the next 12 or 24 month period. If/when it makes sense for a buyer to refinance to a lower permanent rate, we will waive our lender fees for that buyer IF their initial purchase mortgage loan closed with Acopia Home Loans.

 

A buydown also offers sellers a way to compete with new construction communities by offering reduced rate incentives to help their property stand out.

What’s a temporary buydown and how does it work?

Rate buydowns allow your buyer the flexibility to “grow” into their mortgage payments. With a seller-assisted temporary buydown, they can enjoy reduced mortgage payments during the first 2-3 years in their new home before reaching their full interest rate agreed upon for the life of the loan.


Buydowns can be used with various loan programs, such as conventional, FHA and VA loans.
